Project Overview

Delta By Design was tasked with transforming the landscape and outdoor areas of a prestigious property in Toorak, in preparation for its sale in the spring market. The project, which commenced on the 22nd of June with approval from the client, involved extensive pool demolition, garden modernisation, and site beautification to ensure the property was ready for photography by the 15th of August. This tight deadline necessitated efficient project management, quick decision making, and flawless execution.

The Process

From the moment the project was greenlit, our team had a clear vision. The landscaping overhaul required careful planning, particularly the removal of the pool and integration of fresh garden spaces that would breathe new life into the home’s exterior. Collaboration between the client, project managers, and contractors ensured seamless communication and execution throughout the project.

Site Visit and Assessment:

A comprehensive site assessment revealed that the aging concrete swimming pool, worn brick paving, and unkept garden areas were detracting from the home’s overall appeal. Key areas, such as the side pathway, backyard, and front yard, were noted for improvement. Delta’s team recognised the need to elevate the aesthetic of the property while adhering to the strict timeline imposed by the fast-approaching spring auction date.

Objectives

  • Efficiently demolish and remove the existing concrete pool.

  • Modernise the landscape to enhance curb appeal.

  • Create a vibrant, lush garden using premium materials and plants.

  • Ensure all works were completed in time for the property’s photography and listing deadlines.

Scope of Work

Pool Demolition & Site Preparation:

  • The existing pool was carefully demolished and removed over a one-week period using specialised equipment, including an excavator, bobcat, and tandem tip truck. The hole was backfilled with 70 cubic meters of crushed rock, layered and compacted for stability.

Landscaping:

  • Existing brick paving was removed, and new garden beds were created along the back of the house, with the addition of fresh soil and premium plants.

  • Pathways leading from the driveway to the backyard were graded and topped with Dromana topping to create a seamless flow.

  • The front and backyard received newly laid Sir Walter buffalo grass, along with vibrant new plantings and black mulch to enhance the aesthetics.

Garden Refresh:

  • Garden beds were revitalised with new plants, including Magnolia trees and small shrubs, while hedges and ivy were trimmed to maintain a polished look. Large trees were removed to open up space and improve sightlines throughout the property.

Painting & Finishing Touches:

  • All boundary fences and select outdoor areas were repainted in a modern “Monument” shade to unify the property’s exterior aesthetic. A high-pressure wash was also applied to clean paved areas and lower exterior walls.

Challenges and Solutions

Tight Timeline:

The biggest challenge was the timeline, as approval to proceed was given on the 22nd of June, and all works needed to be completed by the 15th of August. This left less than two months to complete substantial demolition and landscaping. The team at Delta By Design quickly mobilised the team and began work on July 4th. Strategic scheduling ensured that every task was completed on time.

Pool Demolition Complexity:

Removing a large, concrete swimming pool posed both logistical and safety challenges, particularly in a high-end residential area. The use of experienced contractors and proper traffic management measures ensured minimal disruption to neighbours and the surrounding area.

Weather & Environmental Factors:

Winter conditions during the demolition and landscaping phases could have delayed work, but Delta's proactive team implemented measures to protect materials and manage wet weather conditions, ensuring the project stayed on track.
